We’re thrilled to announce our proposal to develop and build upto 80 brand-new homes on the site of Stancliffe Quarry, Darley Dale.

We plan to provide a high quality housing scheme in keeping with its surroundings. We have submitted an ‘outline’ planning application which deals with the essentials only. It focuses on the principle of houses in this location and the site access. At the same time, we are working up the detail which will form a future application up to 12 months away. We are therefore asking for your inputs at this early stage.

OUR PROPOSAL FOR STANCLIFFE QUARRY

Stancliffe Living has developed a masterplan for this site which will deliver a green, walkable and thoughtfully designed new neigbourhood. This includes high quality homes to meet local needs.

Our plans will comprise the following:

  • Around 80 much-needed new family homes
  • Beautiful landscaping in and around the new neighbourhood.
  • All homes will meet the Future Homes Standard, using the best technology available
  • Electric vehicle charging access for all properties
  • A network of footpaths and cycleways through the site that link up with existing Public Rights of Way and National Cycle Network Route 66
  • Easy access to local shops and facilities in Darley Dale, matlock and Bakewell.
  • The incorporation of sustainable drainage systems

The site comprises 10.7ha of land at the former Stancliffe Quarry

It is bounded to the west by the main A6 road which links Darley Dale to Bakewell and Matlock.

There are a range of local facilities and services nearby, which will be accessible to future residents through walking and public transport as well as the residents own vehicles.

Some of the key local facilities nearest to the site in Darley Dale include

Village hall 

  • South Darley Village Hall: A charity-run venue that hosts social events, art displays, and pantomimes. It also has a stage and kitchen facilities.

Recycling center 

  • Northwood Household Waste Recycling Centre: Located at Harrison Way, Matlock, DE4 2LF.

Hospital 

  • Whitworth Hospital: Part of the North Derbyshire Community Diagnostic Centre partnership with Chesterfield Royal Hospital.

Leisure centers

  • Whitworth Centre

Includes a hotel, council offices, sports and leisure facilities, and adjoining parkland. 

  • Whitworth Park – Has ornamental ponds, bowling, croquet football pitches, a skate bowl, and a children’s playground. 

A Post Office, Medical Centre, supermarkets, public houses and cafes, all of which are an approximate 1 km walk (10 to 15 minutes) from the site. Cafés, bars and restaurants are available in both Bakewell and Matlock and are within a short drive away of the site.

The new neighbourhood at Stancliffe will be based on a set sustainable development principles:

Community

The layout of the proposed neighbourhood and facilities will ensure that the site offers:

  • A compact and well-designed layout providing recreation and exercise space for all residents within an easy walk
  • Connected green spaces easily accessible to all
  • Enhanced biodiversity by providing new trees, hedges, and other planting as part of a new green infrastructure network
  • The retention of existing trees and hedgerows across the site, where possible

Water Management

  • The use of Sustainable Drainage Systems (SuDS) will help reduce the volume and rate of surface water runoff from the new neighbourhood
  • The drainage strategy will employ storage methods where viable such as ponds and underground tanks, to attenuate flow, remove pollutants, and ensure that runoff to existing watercourses is restricted according to the existing hydrology of the site
  • All SuDS elements will be sized to accommodate increased flows from potential future climate change
  • Using permeable hard surfaces and attenuation ponds, the site-wide water management and drainage solution will avoid any increase in surface water run-off to the natural watercourses

Movement

The movement strategy, where possible, will:

  • Reduce carbon emissions by promoting active travel
  • Provide convenient and safe spaces for walking and cycling within the site
  • Include facilities to encourage cycling
  • Create a network of safe walking and cycle routes under good natural surveillance
  • Enable residents to use and enjoy space around homes whilst maintaining vehicular access
  • Incorporate infrastructure for electric car charging throughout the neighbourhood

The plans that accompany the outline application show that the site can accommodate up to 80 new homes including bungalows and cottage flats, right up to 4 and 5 bed houses. These would be generously proportioned, characterful houses that will be an asset to the area. Full details will be confirmed at the ‘reserved matters’ stage application within the next 12 months, once we have carefully reviewed responses to this consultation.

We will collate and respond to all queries raised following this period of informal consultation we aim to share the feedback with Derbyshire District Council. The council will conduct their own period of formal consultation, however, in advance of that, we wanted to notify the people local to the area of the proposed development in order to address any queries.
